What Sedona Sellers Need to Know

Just because we’re in a strong seller’s market does not mean that you get your cake, eat it too, and then make out with the pastry chef.

If you want the best results possible, then you need your property to be presented in the best way possible.

There’s a significant difference between effective marketing and sales with a sound listing strategy VS hiring your buddy or your neighbor, or whoever gives you a discount. There’s a big, big difference in the average outcome, based on everything that goes into how your property listing is structured, marketed and your property is polished.

On average sellers that utilize listing agents that charge 6% commission and implement the strongest marketing and sales package possible, as well as the most logical and efficient listing strategy, sell their listings for 15% more than other listings on the market. Many times bargain shopping to find a realtor who will give a 1% discount (5% commission, instead of 6%) is going to result in selling their home for 15% lower purchase price.

This is the average, and 15% is a staggering difference. For a million dollar home, that’s a difference of $150,000- and I see this happening every week on the MLS.

When our team lists a home, we don’t just get the best photographer and polish the listing remarks and print out some marketing material. And regardless of what realtors claim, this is actually what 60% of both new and seasoned realtors provide. This is their service and this is how they sell homes. Of course, there’s more that happens after that listing goes live- there are many other steps. But their marketing/listing strategy and minimal and less effective and costs you money. Embarrassingly, some realtors take this a step further and to save themselves the cost of polished marketing, take their own shoddy photos and they post hokey MLS listing remarks on their listings and again, this substantially costs their clients when they do this.
